Coldwell Banker Caine Managers Provide Key Note Presentations at Regional Conference
Brad Halter, President and General Manager of Coldwell Banker Caine, and Pam
Davis, the company’s Director of Relocation, recently were key note speakers at
a regional Cartus Broker Network conference held in Charleston, S.C.
The conference was attended by more than 100 real estate brokers and relocation
professionals from South Carolina, North Carolina, Georgia and Florida.
Halter provided a presentation on expense management and the need to operate
real estate companies more efficiently while maintaining excellent customer service.
Davis spoke on maximizing performance to exceed goals and metrics. Coldwell Banker
Caine was one of four top award recipients in the U.S. Cartus Broker Network for
2007 from among 375 principal brokers in the country.
“The conference allowed attendees to interact and discuss a wide variety of issues,
which is especially important in today’s challenging markets,” Davis says. “The
exchange of knowledge helped provide Cartus Network Brokers with the tools they
need for continued success and performance.”

Coldwell Banker Caine’s Spartanburg Office Earns Three National Awards
Coldwell Banker Caine’s Spartanburg office earned three national awards for total
units sold and income earned during the third quarter of 2008 by Coldwell Banker
Real Estate Corporation. The Spartanburg office was ranked in the Top 10 from
among 454 same-sized independently owned and operated real estate offices during
July, August and September.
“These awards reflect so much on the professionalism and service that our sales
associates provide their clients,” says Susan Clary, Vice President and Broker-in-Charge
of the Spartanburg office. “Despite the weaker economy, our agents continued to
provide excellent service to meet home buyer and sellers’ needs, which has put
their efforts in the national spotlight.”
The office, which consists of 23 real estate agents, was recognized in the category
of 21-35 sales associates.

Clemson Most Affordable College Town in Atlantic Coast Conference
Along with a new head coach and the upcoming Gator Bowl, Clemson residents have
yet another feather to put in their hats. Clemson was found to be the most affordable
college town in the Atlantic Coast Conference in a national study released by
Coldwell Banker®.
The fourth annual Coldwell Banker College Market Home Price Comparison Index
(HPCI) outlines the most expensive and most affordable college towns across America.
It specifically examines the home market to the 119 Football Bowl Subdivision
(I-A) schools, comparing the average price of a 2,220-foot, 4 bedroom, 2.5 bath
home with a family room and two-car garage.
Clemson was found to be the most affordable college town in the Atlantic Coast
Conference with home prices in 2008 averaging $215,960. Durham, N.C. and Winston-Salem,
N.C. home to Duke University and Wake Forest University respectively were ranked
second and third in affordability at $221,491 and $230,667. Overall, 65 percent
of the 119 Football Bowl Subdivision (I-A) schools are in towns where the subject
home average was $300,000 or less.
Brad Halter, President and General Manager of Coldwell Banker Caine, says that
purchasing real estate in a college town like Clemson can be a smart investment,
particularly for parents who have students attending school who can live in the
home.
“Instead of putting money into rent, some parents have decided to purchase homes
that their children can share with roommates to help cover the costs,” Halter
says. “This helps curb college costs while allowing the house to appreciate over
time. Then, when their child graduates they can either use the house as a second
home, continue renting it to other students, or sell it.”
In addition, Halter says that college markets also are attractive to baby boomers
who want to return to their alma mater or families buying a second home in their
favorite college town.
“College towns like Clemson are popular destinations for a variety of reasons
– from school spirit, jobs, culture, continuing education, and of course college
sports,” Halter says. “So, if you add how affordable the area is into the mix,
you can see it’s a win-win investment for anyone who is considering a real estate
purchase.”

Halter Presents at International Conference
Brad Halter, President and General Manager of Coldwell Banker Caine, recently
spoke about expense management while serving on a discussion panel at the international
Coldwell Banker Global Management Summit. More than 400 select Coldwell Banker
Brokers, owners and managers from the Coldwell Banker system attended the event,
which was held recently in Jacksonville, Fla.
“The demands of today’s market require focused attention on leadership and innovation
to overcome current economic challenges,” Halter says. “The Summit provides a
chance to exchange ideas with colleagues to improve the real estate experience
and best serve the client.”
Licensed in South Carolina since 1978, Halter is a Graduate of the Realtor Institute
(GRI) and Certified Real Estate Broker (CRB). He possesses experience in residential

McCoy Joins Coldwell Banker Caine
Coldwell Banker Caine recently welcomed Susan McCoy to its Easley office. McCoy
began her career in real estate in 1997 as an assistant to a top-producing realtor
before becoming a full-time, licensed sales associate in 1999. She served on a
team that was among the area’s top producers until 2002 when she began working
as a real estate paralegal for a local attorney. In 2004, McCoy continued her
career as a realtor in the Upstate again and recently joined Coldwell Banker Caine.
A life-long resident of Easley, McCoy is a member of Jones Avenue Baptist Church
and serves on various church committees and organizations. She is a member of
the Easley Chamber of Commerce and actively volunteers for community events. She
also is a member of the South Carolina Association of Realtors and the National
Association of Realtors. McCoy lists and sells property in the Upstate, which
includes residential, land, commercial, lake and mountain properties. She has
been married to husband, Derrick, for 35 years and has two daughters and two grandchildren.

Frank Halter Recognized for 55 Years of Service to Real Estate Industry and Coldwell
Banker Caine
Frank Halter, Chairman of Coldwell Banker Caine, recently was recognized for
55 years of service to Coldwell Banker Caine and the commercial and residential
real estate profession.
As chairman of Coldwell Banker Caine, Halter leads the third generation, family-owned
and operated company. He joined the firm in 1953 and was named president of the
company in 1968. Under his direction, the company has grown from six associates
to one of the premier real estate firms in Upstate South Carolina. Coldwell Banker
Caine now consists of seven residential and four commercial Upstate offices with
240 full-time sales associates serving Greenville, Anderson, Oconee, Pickens and
Spartanburg counties. It is ranked in the Top 6 Percent of all Coldwell Banker’s
1,232 firms internationally.

Halter has been instrumental in major project developments across South Carolina,

for clients including Milliken, Greenville Hospital System and Verdae Properties.
Additionally, Halter is involved in land development, brokerage and leasing both
commercially and residentially as well as residential development of condominiums,
subdivisions, duplexes and patio homes. He is a member of the National Association
of Realtors (NAR) and the Greater Greenville Association of Realtors (GGAR). He
was awarded GGAR’s President’s Distinguished Service Award in 2006 and has been
a recipient of the Greenville Realtor of the Year award.
Halter says that he feels the most significant change in the real estate industry
throughout the years has been the move from pencil, paper, slide rules and adding
machines, to the advent of new technology within the telecommunications industry
and cyberspace.
“Now, almost any conceivable bit of information regarding real estate, financing
and development, etc., is literally at your fingertips,” Halter says. “I find
myself lost without a cell phone, laptop and the pure joy of constant interruptions.
If you haven’t kept up with technology, you are lost.”
Halter also says that he has watched the level of professionalism grow immeasurably
in the real estate field during the past 50 years as well.
“There are many opportunities offered through the National Association of Realtors
with designations such as CCIM, CPM, SIOR, MAI, CRS, GRI, CRB, and the list continues,”
he says. “These designations carry great credibility and further identify the
recipient as a true professional who is moving on.
“Overall, positive memories never change,” Halter reflects, “and most of those
revolve around wonderful men and women who I have had the pleasure of associating
with in our great real estate profession.”
Halter has served in leadership roles in many civic and professional organizations
including the United Way, YMCA, Peace Center, Furman University, Greenville Hospital
System, Greenville Chamber of Commerce, Greenville County Planning Commission,
Christ Episcopal Church, Christ Church Episcopal School, and Project Host.
He is a 1951 graduate of the University of Georgia. Halter was an Intelligence
officer in the US Air Force from 1951-1953, during which he served in the Korean
War and was discharged as a Captain.

Humphreys Recognized with Prestigious National Award
Charles Humphreys, CCIM, a sales associate and member of Coldwell Banker Commercial
Caine’s executive committee, recently received the prestigious 2008 Realtors©
Commercial Alliance National Award. Humphreys was one of only 48 individuals nationwide
to earn this honor for outstanding achievement in the commercial real estate industry.
The award was presented by the Realtors Commercial Alliance of the National Association
of Realtors.
“Charles’ hard work and commitment to commercial real estate has greatly contributed
to the success of the industry,” says Patty Nooney, 2008 Chairman, Realtors Commercial
Alliance (RCA) Committee. “This award recognizes the excellence and expertise
Charles displays in commercial real estate. He is among a select group of individuals

Humphreys has been with Coldwell Banker Commercial Caine since 2000, specializing
in office leasing and investment properties. He is the 2008 President of the S.C.
Chapter of Certified Commercial Investment Members (CCIM) and serves on the Board
of Directors for the Greater Greenville Association of Realtors (GGAR), for which
he is the incoming 2009 Treasurer/Secretary. As a CCIM, Humphreys is one of only
6 percent of real estate professionals in the United States who has attained this
honor. He was named 2007 Commercial Realtor of the year by the Greater Greenville
Association of Realtors. And, he recently was showcased in the October issue of
National Real Estate Investor for earning the RCA National Award.
